Studio 6

Rideout Bay Developments is a leading real estate development firm focused on Northwestern Ontario markets, including Kenora, Sioux Lookout, Hornepayne, Fort Frances, and beyond. We are developing Studio 6 Extended Stay Suite Hotels in partnership with Realstar Hospitality Inc. of Toronto, the franchisor behind Motel 6 and Studio 6.

Studio 6 delivers significantly lower operating costs compared to traditional hotel models. Weekly guests typically require only one mid-week linen exchange, allowing for smaller staffing levels. And with no restaurant, bar, or banquet facilities, operations remain streamlined. While full-service hotels in Canada average a 32% gross margin, limited-service hotels generally reach 40%—and Studio 6 properties often exceed that on new builds.

The Studio 6 all-suites format has proven extremely popular. Suites average 310–330 square feet and include kitchenettes and dedicated dining areas, creating a comfortable environment for stays of one night, one week, or even longer.

Hornepayne, ON

Hornepayne presents a rare and compelling development opportunity, as the town currently has no operating hotel. The previous hotel, located in the Hallmark Centre, closed in 2010—despite performing well at the time. Today, demand is surging again, driven by strong activity in mining, forestry, and the region’s major railway operations.

Located just 100 km from the busy mining hub of White River, Hornepayne benefits not only from its own economic momentum but also from the spillover of the ongoing mining boom across the Algoma District. During the long winter months, travel between the two communities becomes increasingly hazardous, with difficult road conditions and frequent moose encounters. As a result, consultants, lawyers, bankers, service workers, construction crews, educators, and other professionals often have no practical choice but to make the nightly commute back to White River.

Hornepayne is also a key destination for recreational snowmobilers, offering strong winter-season business potential. The local snowmobile association and several community organizations have expressed formal support for a new hotel development. Additionally, the railway sector represents another significant source of room-night demand.

Overall, Hornepayne offers a strong opportunity in terms of occupancy, achievable room rates, operational efficiency, and long-term profitability.

Dryden, ON

The Studio 6 hotel development in Dryden will be a standout addition to the community, introducing 70 spacious, well-appointed suites for travellers and long-term guests. Located at 559 Government Street, the site offers exceptional convenience, positioned near Dryden’s Quick Food and Services and a range of nearby amenities that make day-to-day needs easily accessible for visitors.

A defining feature of this project is its connection to nature. Surrounded by a scenic wooded landscape, the hotel will offer guests a peaceful, natural setting rarely found in modern accommodations. Whether enjoying a morning walk or an evening stroll through the surrounding greenery, visitors will experience a unique blend of comfort, calm, and northern Ontario charm.

More than a hotel, the Studio 6 project represents a meaningful investment in Dryden’s growth. Its strategic location, thoughtful design, and integration with the natural environment make it an important addition to the town’s hospitality offerings. With 70 high-quality suites, the development is positioned to support tourism, business travel, and the community’s expanding economic activity—enhancing the overall appeal and vitality of Dryden.

Sioux Lookout, ON

Sioux Lookout presents a uniquely strong development opportunity, with the market currently facing a shortfall of approximately 200 room nights per day, according to the local economic development office. Demand continues to rise, driven not only by economic growth but also by the community’s expanding role as a service centre for more than 30 surrounding First Nations communities.

As home to one of the busiest airports in Ontario, Sioux Lookout functions as a major regional hub for over 30,000 First Nations residents. The community’s hospital and healthcare sector, along with its extensive community services, education facilities, and recreation amenities, all contribute to its position as an essential northern service centre.

There is a clear need for new hotel product in Sioux Lookout. Existing accommodation options are largely dated, and the town currently has only one other branded (flagged) hotel, leaving a significant gap in modern, quality lodging.

The site also includes additional developable land suitable for a fast-food restaurant. With three hotels already in the immediate area—soon to include the new Studio 6 a branded franchise such as Popeyes Louisiana Kitchen or another quick-service chicken concept would be highly supported by local demographics and guest traffic.

Overall, Sioux Lookout offers a compelling opportunity for strong occupancy, competitive room rates, operational efficiency, and long-term profitability.

Fort Frances, ON

The new A&W restaurant in Fort Frances represents a strong commercial development opportunity in a growing market with steady demand for high-quality quick-service dining. Positioned in a strategic, high-visibility location with strong traffic flow, the site is well suited to serve both local residents and travellers moving through the region.

Fort Frances continues to strengthen its role as a key service centre for Northwestern Ontario, supported by a diverse and stable economy that includes healthcare, government services, manufacturing, tourism, cross-border traffic, and regional transportation. This creates a reliable customer base for a trusted national brand like A&W.

Demand for modern, branded quick-service options remains high, with limited competition in the immediate trade area. A&W’s strong reputation, food quality, and growing popularity across Northern Ontario align well with local demographics and consumer preferences.

With excellent accessibility, ample parking, and proximity to complementary businesses, the site is positioned for strong customer volume. Combined with A&W’s proven operational model and brand loyalty, the Fort Frances location is expected to deliver consistent performance and long-term profitability.

Overall, this A&W development is a compelling addition to Fort Frances—offering a high-demand product, a strong national brand, and a well-located site that supports both operational efficiency and sustained financial success.

Sioux Lookout, ON

Positioned in a strategic, high-visibility location with consistent traffic flow, the site is perfectly suited to serve local families, regional workers, visiting professionals, and the steady volume of travelers moving through the community.

Sioux Lookout continues to expand as a major service centre for more than 30 surrounding First Nations communities. Anchored by a strong healthcare sector, regional administration, education, aviation services, and ongoing economic growth, the town offers a stable and reliable customer base for a nationally recognized brand like Boston Pizza.

Demand for modern, full-service dining with a strong takeout and delivery component remains exceptionally high in Sioux Lookout. With limited competition in the casual dining segment and a growing population that aligns well with Boston Pizza’s diverse menu, sports-bar atmosphere, and family-friendly appeal, the community presents an ideal market fit.

The site benefits from excellent accessibility, prominent vehicle visibility, and close proximity to complementary commercial uses and established hotels—further driving both dine-in and takeout volume. With Boston Pizza’s proven operational model, strong national reputation, and broad customer appeal, the Sioux Lookout location is positioned for consistent performance and long-term profitability.

Overall, this Boston Pizza development offers a compelling, high-value addition to Sioux Lookout—delivering a well-recognized brand, strong market demand, and a strategically located site that supports operational efficiency and sustained financial success.
