Rideout Bay Developments is a real estate development company focused on the Northwestern Ontario markets of Kenora, Sioux Lookout, Hornepayne, Fort Frances and elsewhere. We are developing Studio 6 Extended Stay Suite Hotels in association with Real Star Hospitality Inc. of Toronto, the franchisor of Motel 6 and Studio 6.
Studio Six offers lower operating costs than other hotel concepts: weekly guests receive only one linen exchange, mid-week and require a smaller staff to operate. With no restaurant, bar or banquet facilities, there are fewer moving parts. While full-service hotels in Canada generally yield 32% gross margin, limited-service hotels average 40%. You may find that 6 yields more than that on a new build.
The Studio 6 all-suites concept has proven to be very popular, with room sizes averaging between 310 and 330 square feet, complete with kitchenettes and a diningg area. Studio 6 is a comfortable place to spend a night, a week or even longer in a comfortable environment.
The Hornepayne opportunity is a unique situation as the town currently lacks a hotel of any kind. The previous hotel was located in the Hallmark Centre, a facility that was closed in 2010 despite the fact that the hotel was doing well. The demand In Hornepayne has again been surging due to the success of area mining, forestry, and a strong railway component.
Located 100 km from the busy mining center of White River, Hornepayne boasts not only Its own economic heat but also the overspray of the mining boom currently underway In this part of the Algoma District. During the long winter, the road Is often treacherous, with the presence of moose adding an additional element of uncertainty. Consultants, lawyers, bankers, service people, construction crews, teachers and many other professionals have no choice but to make the nightly journey back to White River.
Hornepayne Is also a hub for recreational snowmobilers and there Is significant winter business to be had In this regard. The snowmobile association and many other local and community groups have sent letters In support of the new hotel project. The railway Is also a significant potential source of room night revenue. In all Hornepayne. is a significant opportunity both in terms of occupancy and room rates as well as operational ease and profitability.
The Sioux Lookout opportunity is a unique situation as the market is short 200 nights per day according to the local economic development office. This demand has been growing not only due to economic factors, but also as Sioux Lookout continues to thrive as a service centre for 30 First Nations communities surrounding it.
With one of the busiest airports in Ontario, Sioux Lookout is a central hub for over 30 000 First Nations residents. The hospital and health care, community services, education and recreation components all play an important role in making Sioux lookout a growing and important northern service centre.
There currently exists a need for new Hotel product in Sioux Lookout: the current offerings are mostly older and there is only one other flagged hotel in town.
There is an additional benefit to the purchaser as site also contains enough developable space to accommodate a fast food restaurant. With three other hotels in the immediate neighbourhood as well as the new Studio 6, there is a tremendous need for branded franchise such as Popeye's Louisiana Kitchen or another provider of fried chicken. The demographics of the community are ripe for a new restaurant addition.
In all Sioux Lookout is a significant opportunity both in terms of occupancy and room rates as well as operational ease and profitability
